Floors that hold up to every forklift, and still turn heads.
We grind, densify, polish and seal concrete floors for warehouses, retail stores, restaurants and offices across Chicago. No coatings that peel, no shortcuts, just a floor that's built to last and looks it.
One crew, every stage of the floor
From a bare, dusty slab to a mirror finish, our team handles the whole job. Here's what's usually on the scope.
Concrete grinding
We remove old coatings, glue, paint and surface damage down to sound concrete, prepping the slab for whatever finish comes next.
Diamond polishing
Progressive diamond tooling brings the slab from a dull matte finish up to a satin or high gloss shine, exposing as much or as little aggregate as you want.
Densifying & sealing
A penetrating densifier hardens the surface from within, then a sealer locks out stains, oil and moisture without leaving a film that peels.
Staining & dyeing
Acid stains and dyes add depth and color to a polished floor, from a subtle warm tone to a bold logo or accent band.
Crack & joint repair
We patch spalls, fill joints and level low spots before polishing so the finished floor is flat, safe and free of trip hazards.
Maintenance programs
Scheduled burnishing and resealing keeps a polished floor looking new for years, at a fraction of the cost of replacing it.
Four steps, same order, every time
Polished concrete only looks right if the prep work is right. That's why every job follows the same sequence, no matter how big or small the space is.
Assess the slab
We walk the space, test the concrete and flag any cracks, moisture issues or old coatings before we quote the job.
Grind & prep
Coarse diamonds strip the surface and open the slab so the densifier and finish can properly bond.
Polish in stages
We step up through finer grits, checking gloss and clarity at each pass until we hit the finish you asked for.
Seal & walk through
A final densifier and guard coat go down, then we walk the floor with you before we call the job done.
Floors we've polished around Chicagoland
A sample of the warehouses, storefronts and restaurants we've worked on across the city and suburbs.
A local crew that shows up and finishes what it starts
Polished Concrete Chicago is a floor by floor operation. We're not a call center dispatching a rotating crew, the same team that walks your space with you is the crew grinding and polishing it.
We've worked in occupied grocery stores at 2am, empty shells before the tenant moves in, and everything between. Dust containment, scheduling around your business hours and a clean job site when we leave are part of the bid, not an upcharge.
Polished Concrete Chicago works alongside Northwest Floor, giving us access to a bigger bench of installers and equipment for larger commercial jobs. Visit northwestfloor.com to see the rest of what the team handles, from flooring installation to full building maintenance.
Told to us after the dust settled
They worked overnight so our store never had to close for a single day. Customers had no idea a crew had even been in the building.
Our warehouse floor was flaking coating everywhere. Two years after the polish and seal, it still looks brand new under daily forklift traffic.
Straightforward quote, showed up when they said they would, and the finish matched the sample board exactly. No surprises.

What people ask before we start
Straight answers to the questions that come up most on the first call.
Polished concrete is an existing concrete slab ground with progressively finer diamond tooling, then densified and sealed into a smooth, glossy, low maintenance floor. There's no topical coating involved, so it won't peel or flake the way epoxy can.
Most Chicagoland projects run in the low to mid single digits per square foot, depending on the slab's current condition, the gloss level you want, and whether repair or staining work is needed. We walk every space and give a written number before anything starts, no surprise upcharges.
A typical retail space or office runs a few days from grind to final polish. Larger warehouses or multi-phase jobs can take one to two weeks. It depends on square footage, slab condition, and whether we're working around your business hours.
Yes. We regularly grind and polish overnight or in phases so retail stores, restaurants, and offices stay open during business hours. Dust containment and a clean site when we leave are part of the plan, not an upcharge.
Day to day, it just needs regular dust mopping and an occasional damp mop with a neutral cleaner. A scheduled burnish and reseal every one to three years keeps the gloss and stain protection performing like new.
